read moreThe first residential development site at the Subiaco Oval has been acquired for just over $22 million by prominent Malaysian property developer, UEM Sunrise Bhd (UEM Sunrise), with construction as part of the Subi East redevelopment project.
The 4930 square metre mixed-use residential precinct, purchased by UEM Sunrise from Development WA, will feature 430 apartments and be surrounded by seven hectares of public open space.
The development will form part of the Subi East rejuvenation project, which will result in changes to 35 hectares of land including Subiaco Oval, Mueller Park, Bob Hawke College and the former Princess Margaret Hospital site.
The Subiaco Oval acquisition will mark UEM’s first venture in WA. The developer has delivered more than 1,650 residential units and 7,000 square metres of commercial and retail space to help reshape Melbourne's CBD and is widely known for their macro-townships, high-rise residential, commercial, retail, and integrated developments.
The development, subject to development approval, of Lots 1 and 2 will support the revitalisation of the Subi East redevelopment project, which includes 1909 and the Oval precinct. Lot 1 is proposed to be developed up to 30 storeys, while Lot 2 will be up to 11 storeys. Up to 12% of dwellings at Lots 1 and 2 are to be delivered as affordable housing.
UEM Sunrise's design concepts for Lots 1 and 2 will incorporate elements that celebrate the rich history of Subiaco to create a sense of place for the community and compliment the public realm around the iconic Subiaco Oval.
Lots 1 and 2 are situated behind the western goals of Subiaco Oval, two kilometres away from the Perth CBD and within walking distance of the entertainment hubs in Subiaco and West Leederville.
The Oval is one of several key precincts – and the first to be developed – at Subi East, which will provide new homes for 4,000 residents alongside shopping, dining and entertainment options.
The 35ha urban regeneration project will also deliver a range of new community amenities including public open space, sports facilities and play areas.
Stage one works at Subiaco Oval commenced in early 2022, and demolition of the last major building at the former Princess Margaret Hospital site was completed in October 2022.
UEM Sunrise Chief Executive Sufian Abdullah said construction was scheduled to begin in 2026 and enthused “we are delighted to work with DevelopmentWA on this landmark project as our first venture in Western Australia’s residential market.
“We have been actively looking at investing in Perth for some time – with strong fundamentals underpinning the economy, a lower housing entry point compared to other capital cities.”
DevelopmentWA Acting Chief Executive Dean Mudford said it was a major milestone for one of WA’s most significant redevelopment projects, and would deliver much-needed new housing supply and support the revitalisation of the Subiaco town centre and West Leederville activity centre.
Mudford added “The design concepts presented for Lots 1 and 2 at The Oval incorporate elements that celebrate the rich history of Subiaco and will complement the public realm around the iconic Subiaco Oval,."
