read moreThe ambitious K11 MUSEA museum-retail complex, which aims to transform the 28 hectare, US$2.6 billion art and design district at Hong Kong’s Victoria Dockside, is to open next year.
New World Development’s project on the Tsim Sha Tsui harbour front is seen as a key site in the Chinese administrative region with the K11 MUSEA development expected to reinvigorate the area, turning it into a high-end retail, art, cultural and fine dining destination.
Targeted at ‘global millennials’, the K11 MUSEA will reach up 10 storeys and is set to house a wide range of international brands in its retail spaces. The project is being designed by James Corner of James Corner Field Operations and Forth Bagley of Kohn Pederson Fox.
Already responsible for a range of innovative art museum-retail hybrid malls across China, the K11 Group invests globally in technology, retail, fashion, property, entertainment, media and design.
Introducing this new project, Adrian Cheng, Executive Vice Chairman of New World Development and founder of K11 Group, explains “K11 MUSEA, anchoring the newly designed Victoria Dockside, marks a significant milestone in retail development.
“Its location, scale and concept are unique - the project involves leading architects as well as over 100 local and international designers and artists.”
Cheng claims that the project will, “bring great cultural content back to Hong Kong’s Tsim Sha Tsui waterfront, which he sees as having lost its former charm since the late 1990s.
“K11 MUSEA will be Hong Kong and Asia’s new cultural destination, where global millennials can come together and discover their muse.”
K11 MUSEA has taken note of research highlighting Asian millennials as ‘super consumers’, set to drive global consumption with their spending power set to reach US$6 trillion by 2020. This demographic sees tourism and luxury as key factors in an indulgent lifestyle reflective of social status.
Art and culture are also important and K11 MUSEA will host a world-class public art collection. The 185 metre² Sunken Plaza amphitheatre is a key feature with a facade featuring conical-shaped glass panels. Programmed water patterns and a misting system are also planned. A large LED screen will also turn Sunken Plaza into an immersive venue for live theatre and music, and film festivals.
K11 MUSEA has already achieved green building pre-certifications that boast the U.S. LEED (Gold) and the Hong Kong BEAM Plus (Gold) standards. The centre will include extensive greenery and over 4,600 metre² of living walls (around the surface area of 18 tennis courts).
Rainwater harvesting will provide 100% of irrigation water. A seawater-cooled, oil-free HVAC chiller system will reduce annual energy consumption by over 12% compared to the stringent baseline of the American ASHRAE 90.1 standard.
